ALTA/NSPS Land Title Surveys

An original or retracement survey conducted in accordance with the "Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys." ALTA surveys are typically used in commercial/industrial transactions.

Retracement Surveys

Survey of real property that has been previously described in documents conveying an interest in said real estate. Most commonly used in residential districts when conveying property. Also used to determine deed/lot lines when making improvements on or near the boundary lines.

Topography Surveys

The determination of the configuration, relief or elevations of a portion of the earth's surface, including the location of natural and/or man-made features thereon. Most commonly used for future development of land.

Surveyor Location Reports

Designed for use by a title company with loan policies on small tracts containing a 1 to 4 family house, even if now used for commercial purposes. May not be used for non-residential tracts greater than 2 acres.

Elevation Certificates

Performed for the purpose of rating the cost of flood insurance. Determines the elevation of structures in relation to a base flood elevations shown on a F.E.M.A. flood insurance rate map (F.I.R.M.).
